Westlake Neighborhoods

Davenport

Davenport is a beautiful community located south of Lake Austin, north of West Lake Hills, and east of Loop 360. Its close proximity to Lake Austin and the Texas Hill Country has provided Davenport Ranch residents with entertaining water activities fun for the whole family, as well as relaxing scenic views perfect for a Sunday drive. Not to mention being just east of Loop 360 makes the commute to Downtown Austin less than 20 minutes.

Many of the original homes are being updated to meet the needs of today’s buyers who love Davenport for it’s convenient location and affordability. The students that reside here attend the acclaimed Eanes School District, which has been named one of the best in the state. Outside of school or work this community has access to an endless number of recreational activities to participate in. Within the community lies the privately held Austin Country Club, which includes swimming, golf, and tennis. Additionally, Davenport Ranch has a secret “Hidden Park” where there are tennis and basketball courts, a playground, and a wet-weather creek.

Rollingwood

George B. Hatley established the historic city of Rollingwood just southwest of Austin in 1955. Even then, this community was planned out perfectly as it’s located in one of the most desirable parts of the Westlake, Austin areas. This quaint community, only minutes from downtown Austin, is one of the few neighborhoods in Westlake that could be considered “walkable”, and is easily accessible from MoPac Expressway and Bee Caves Road. One of the main draws to living in Rollingwood is the small-town feel it fosters while still being close to Austin. With a small population of 1,500, residents are very involved in school programs and recreational activities.

The academic excellence of the Eanes School District is a source of pride for the entire community. More than 50 percent of the households in Rollingwood have children under the age of 18. Plus, there are many nearby parks and recreational activities such as the George B. Hatley Park, Barton Creek Mall, and Lake Austin.

Rob Roy

In the heart of Westlake, you’ll find Rob Roy; a well-established community founded in 1985 near Lake Austin between Bee Caves Road and Loop 360. Rob Roy is known as serene yet grandeur, because of its lovely custom homes and incredible Hill Country scenery. In fact, many say, the original Rob Roy homes have the best views in Westlake. Though the estate-sized lots have homes that vary in architectural styles from traditional to modern, many are built with native Texas stone. As one of the largest residential neighborhoods in Westlake, Rob Roy boasts a number of green belts, the Wild Basin Wilderness Park, and plenty of hike and bike trails.

Rob Roy has access to many of Austin’s fantastic amenities being not only just minutes from The Villages at Westlake and Barton Creek Mall, some of the best shopping in town, but only 15-short-minutes from downtown Austin. The Westlake area students are served by the exceptional Eanes School District, which is acclaimed for its academic excellence, arts, and sports. Residents there enjoy nearby Austin attractions such as Barton Springs Pool and Greenbelt and neighborhood restaurants including The County Line and at Opal Divine’s.

Westview on Lake Austin

Westview, a neighborhood along the Westlake Peninsula, is one of the most unique communities in the Westlake area. Close-by, are two other in-demand Westlake neighborhoods: West Rim and West Rim Estates. This section of Westlake gained popularity in the 1980s and 1990s because of its gorgeous waterfront views and close proximity to downtown. Just a few minutes from both Downtown and Loop 360, the accessibility to Central Austin and North Austin makes getting around town easy. Many of its beautiful houses have been custom built, retain their original style, and have lots ranging from one to three acres. Westview also features one of the only community-owned waterfront parks in Westlake located just off Westlake Drive trails.

The aspect of living on Lake Austin makes Westview an extremely sought after neighborhood in Westlake. Not to mention the many attractions nearby, such as Maudie’s Milagro and Maudie’s Hill Country, shopping at Davenport Village, and waterfront hot spots like Mozart’s Coffee Roasters and Hula Hut. Plus, you can’t beat having your own neighborhood water park, and being so close to many of Austin’s great city parks.

Lost Creek

Lost Creek, nestled just above the Barton Creek Greenbelt, is one of the most desired communities in the Austin area. The farther location from Austin means homes are priced more affordably than other Westlake communities. When you’re in Lost Creek you’d never guess that you’re only 20 minutes from Downtown, as this small neighborhood is quiet and secluded. That’s one of the benefits of being out in the country. Another is having the freedom to explore the area around you. We recommend checking out the two local parks: Mud Park and Boulder Park.

With its close proximity to downtown, residents like to visit Austin hot spots during the day, like Lady Bird Lake, the Barton Creek Greenbelt, and Barton Springs Pool, and then go home to a peaceful country home away from the hustle and bustle of the city. Another main attraction in the community is the Lost Creek Country Club, which overlooks the Barton Creek Greenbelt. Another favorite feature of Lost Creek is the active neighborhood association. Every year the neighborhood association hosts a number of youth and adult activities including a Fall Festival and a Fourth of July parade that many family residents enjoy. Students living in the Lost Creek community attend the award-winning Eanes School district.
