Austin home sales off to a strong start in 2020

AUSTIN, TX—Austin home sales are off to a strong start in 2020 while the city showed steady gains in both home sales and prices. In the Austin-Round Rock MSA, sales in single-family homes, condos, and townhomes increased 8% year over year in January to 1,947, setting a new record for the month of January. During the same period, monthly housing inventory declined by 0.6 months to 1.6 months of inventory as a result of the significant drops in both active and new listings. Active listings experienced a double-digit decrease of 24% to 4,889 listings, and new listings also dropped 14% to 2,723, while pending sales increased 13% to 2,956. Total sales dollar volume rose 9% to $726,157,216.

“While this January showed significant gains compared to January 2019, the beginning of the year is a traditionally slower time for new and active listings,” states 2020 ABoR president and Realty Austin’s Romeo Manzanilla. “We expect to see a significant increase in activity in the spring when market activity should climb naturally.”

The January 2020 Central Texas Housing Market Report also marks a transition to reporting on all residential properties (single-family homes, condos, and townhomes), rather than previous reports reflecting only single-family homes. As the market continues to stay competitive, homebuyers are steering away from traditional homeownership and buying more condos and townhomes in order to live closer to the city and stay in their budget.
