5 Reasons Crestview is Hotter than Ever in Austin Real Estate

Built on the site of an old dairy farm, the Crestview neighborhood in Central Austin is described by most Austinites as a time capsule from the city’s post-WWII years. In the late 1950s and early 1960s, developer A.B. Beddow built Crestview to accommodate the post-war population boom. this delightful neighborhood prides itself on its peaceful, low-key vibe and friendly environment. Although Crestview was once considered isolated from the lively streets of downtown Austin, today it is a centrally located neighborhood consisting of charming bungalows and elegant, mid-century homes. In fact, you may even spot a “Close In and Far Out” bumper sticker while passing through the neighborhood. While Crestview is home to numerous long-time residents, newcomers are attracted to this community’s close proximity to everything Austin, its quiet atmosphere and tranquil environment.

#1 Location, Location, Location
Located just north of Austin’s urban core, Crestview is bordered by Anderson Lane, Justin Lane, North Lamar Blvd. and Burnet Road. The neighborhood truly provides residents with the best of both worlds; although centrally located, Crestview retains its peaceful charm and serene feel. The neighborhood covers approximately 1.2 square miles and is less than 10 miles from the heart of downtown Austin. Crestview’s convenient location allows residents to easily access major highways such as U.S. Highway 183 (which provides quick access to Interstate 35) and Mopac. Located 1.5 miles north of the 9-acre Brentwood Park, Crestview also provides quick access to an abundance of recreational activities including: basketball courts, swimming pools, a playground and tennis and volleyball courts. Just west of Lamar Blvd is a baseball and softball field at which the North Austin Optimist Club sponsors local youth sports activities.

#2 Local Businesses
One thing that makes Austin’s Crestview neighborhood so unique is the locally-owned businesses that line the streets. From barbershops to the community’s Minimax grocery store that has been around since 1953, Crestview’s local icons are frequently visited by their residents. Restaurants such as The Little Deli and the original Threadgill’s are so renowned they sometimes find their wait lines out the door. While the older local businesses add charm and history, new businesses have settled in, giving Crestview residents more variety than ever before. Places such as Genuine Joe Coffeehouse and the Farmer’s Market are just a few of the new businesses that now call the Crestview area home.

#3 Award-winning schools
Austin Independent School District is the fifth largest school district in the state of Texas. Serving nearly 86,000 students at 124 schools, AISD is a diverse, urban district. Because of its wide array of students, the district proudly supports families that represent more than 94 languages and teaches seven languages other than English in their schools, including Spanish, Chinese, Japanese, and American Sign Language. Children living in Crestview are districted to attend elementary school at Brentwood, middle school at Lamar and high school at McCallum.

#4 Mature Trees
Perhaps one of the most wonderful things about Crestview is the gracefully aged homes and shaded, tree-lined blocks. Mature trees and beautiful gardens add to the charm of this unique area and provide residents with something that is hard to find elsewhere. One of the nicest things about Crestview is the mature trees that come with living in an established neighborhood. Not only do the beautiful, old trees and well-kept lawns give Crestview homeowners an escape from the hustle-and-bustle of the city, but mature trees are also great for home values.

#5 Big Lots and Unique Homes
The majority of homes in Crestview are single-family homes. However, the opening of the area’s long-anticipated commuter train, the Metro Rail Red Line, has led to the creation of Midtown Commons and other condo and rental units. Because the majority of homes in Crestview were built in the 1940s and 1950s, most are less than 1,400 square feet. The typical Crestview home is pier-and-beam construction. Most homes are two bedrooms, one bathroom or three bedrooms, one bathroom. While the square footage of some Crestview homes may be modest, most homes are on substantial lots. Additionally, nearly 75 percent of the area’s homes have been converted from standard air conditioning window units to CA/CH systems.
